Winter Roof Protection

As winter arrives at the Pacific West Coast, weather and temperature changes bring different roofing issues property managers and homeowners need to take notice of.

Cracking Shingles

Asphalt shingles can become brittle in cold weather. When they become brittle they are more prone to cracking. Water can get in between the cracks, then freeze, making the cracks even larger. Cracked shingles mean that water can get beneath the shingles, leading to leaks which can cause further damage. Damaged shingles should be replaced before temperatures dip below freezing.

Condensation

The difference in the temperature outside from the inside of the house can lead to condensation build up in attics. Too much condensation can lead to the growth of mold and mildew, which left untreated can become a serious issue. To avoid condensation make sure your roof is properly ventilated. The attic is often overlooked because it is not typically considered part of the roof. However, it’s important for the overall health of your roof and your house.

Icicles

While temperatures on the West Coast tend to be warmer than other parts of the country, they do dip below freezing, especially in late December / early January. When they, do icicles can form. Not only do icicles pose a danger to people and pets, but the excess weight can damage the roof and/or gutters they are hanging from. Often improper drainage can lead to icicles forming. Make sure your gutters are clear of any leaves and needles.

Damaged Flashing

Roof flashing is the metal sheeting that is installed in the valleys, joints, and edges of the roof and around chimneys. Flashing is meant to prevent leaks. Damaged flashing can lead to small or large roof leaks that can be harder to repair during the colder winter weather.

Tree Branches

As part of your Fall/Winter house/property maintenance, it’s important to be on the lookout for any trees or branches that may become a hazard. Brittle or broken branches can easily detach due to freezing or heavy winds, and cause damage to roofs and other parts of a home.

Summary

Winter temperatures make roof repairs more difficult as contractors cannot spend as much time on the roof, in the wind and rain. It’s important to ensure your roof is ready for winter before colder temperatures arrive. Proper maintenance ensures that small issues do not become larger and more costly. A pre-winter roof inspection can help ensure that your property is ready for whatever Mother Nature has in store.
